If you’d rather not wait for a visit to find out what something will take, text us a few photos or jump on a 30-minute Zoom call and show us.

Home Repairs and Upkeep for Kirkland Properties

A Kirkland repair list rarely stops at one line. There’s the bedroom door that won’t stay shut, the baseboard the dog chewed, the wall anchors that pulled out, the deck rail that’s started to wobble. Whatever’s on yours, chances are we’ve fixed it plenty of times since 2007. Send it over and we’ll plan to handle as much as we can in one go.

Two Kinds of Kirkland Houses, Two Kinds of Repair Lists

Kirkland’s housing splits roughly in two. Close to downtown, Market and Norkirk hold wood-clad houses from before World War II. Out in Finn Hill, Juanita and Rose Hill, most homes went up in the postwar years as ranch houses and split-entries. Each group wears out in its own way

PRE-WAR CORE

Plaster, fir trim and doors that have settled

Seattle’s bungalows and foursquares often still have plaster walls, old fir trim and doors hung in frames that have shifted a little every decade. Patching plaster so it disappears, or matching a trim profile nobody makes anymore, takes a different touch than working with drywall and stock molding. It’s the kind of job we enjoy.
POSTWAR NEIGHBORHOODS

Ranch houses and split-entries

Finn Hill, Juanita and Rose Hill filled up after the war with ranch houses and split-entries. Plenty still have original doors, hollow-core closet doors, dated hardware and stair railings on the split-entry landing that have loosened with age. Good bones, lots of small fixes.
SWET-SEASON WEAR

Paint, sills and fences

Kirkland’s long rainy season shows up first on painted wood: peeling on the shady side, soft window sills, fence posts leaning after winter. The earlier you deal with it, the less wood has to come out.

How We Make Life Easier for Kirkland Homeowners

Here’s what that looks like day to day in Kirkland.

SMALL REPAIRS

The list on the fridge

Loose hinges, a cracked switch plate, holes where a TV mount used to be, a shower door that drags. We’ll take the list off the fridge and get it done.
LANDLORD SUPPORT

Turnovers without the scramble

When a Kirkland rental turns over, we handle the patching, painting, hardware and punch list so it’s ready to show. One call covers the whole unit.
PREVENTIVE UPKEEP

Cheaper now than later

Recaulking windows, touching up exterior paint, replacing a soft trim board before the rot spreads. Small, unexciting work, and far cheaper than the repair you’d need if it waited another few winters.

Frequently Asked Questions About Our Services In Kirkland

Every one of them: Market, Norkirk, Moss Bay, Everest, Highlands, Lakeview, Houghton, Rose Hill, Juanita, Finn Hill, Kingsgate and Totem Lake.

Yes. Market and Norkirk’s pre-war houses need a careful hand with trim, doors and old paint, and that’s work we like doing.

Yes. Loose rails, cupped or soft boards, leaning fence sections and sagging gates are all on our list. If a structure needs to be rebuilt from the ground up, we’ll tell you.

Call anyway. We never turn work down for being too small, and if something else comes to mind, we’ll try to fit it into the same visit.
